Houston, TX Best Locations for Buy and Hold

Looking for any advice/ recommendations on areas in Houston. Just getting started in real estate investing and trying to follow the BRRRR strategy. We have had some success in buying homes, living in them while refurbishing, and then reselling but looking for a more long term strategy.

We are local but not necessarily that familiar with the city.  Any and all feedback is greatly appreciated.

I work mostly along 45 so that's what I'm familiar with:

Flips - Clear Lake, Friendswood, and Pearland are all good. Harder to find deals and tend to have slightly smaller Cash on Cash returns but they sell quickly because of the good schools and safe areas.

Rentals - Texas City, Dickinson, and La Porte are good options. Blue collar towns with steady jobs from the refineries.
