Cash flow is most important to me at least, the beauty of real estate is the use of leverage to increase returns, take advantage, but don't go over your head and get 50 rentals with huge loans on them.

Some people will tell you to get a buyers list first, but I'm of the other camp.If you can find a deal, the cash buyers are here on BP, or you can start heading to all the REIA's in the area and just meet people.

anyone on this thread.. the GURUS are figure heads  they have nothing to do with the back end sales those are all done by marketing companies.the same marketing companies that REP  Tony Robbins...
