Currently I am working with an agent and looking to acquire my first property with intentions to rent the home out, however before I purchase I would like to get more insight on the rules, regulations and responsibilities of being a landlord.

None of the government agencies talk to each other and therefore information is hard to come by. 

You can move out and buy another house as the government can't technically stop you.

I just shake my head in disbelief at the overreach of inept government trying to control others businesses.

I currently have a full time job working for the government but I'm ready to quit and do real estate investing full time.

For example, wrap lenders take advantage of de minimus exceptions to avoid agency regulation and a current disclosure requirement is often ignored because it lacks teeth.

I've done research and the property is good in regards to regulations,etc....

I currently live on base (Government Qtrs) and do not own any other properties.

Anyone have experience or know someone that's completed a Reg A+ REIT offering other than a crowdfunding site?
