You need to have a minimum of 360 sq.ft. per unit so your lot needs to be at least 1080 sq.ft.This post is from 6 years ago but this is the process another investor went through to get a variance for his property.

As I have posted previously the current economy is a zero sum game and there are going to be BIG winners and BIG losers.
