Congrats on your first post and getting back in the game. 

I am currently working to build my rental portfolio here in my area.

I can't tell you how many agents screw up a short sale in my portfolio because they were not experienced with short sales.

I want to buy houses, sell houses, and once it gets big enough and automated enough I'd like to manage the properties in the "company portfolio". 

If so, finding a property that allow you can do 10-20% down payment would be a good starter to get your feet wet in the game.

My goal is to build a portfolio that for passive income that will support my family and give me an option for income if I decide to get out. 

Fresh and new is the name of the game for the remaining $$, making as many changes that you can do for the balance.

That said I decided it might be a good time to Stress Test my real estate portfolio, before I went on another expansion/acquisition round in a new market.

Even still, the portfolio will cashflow between 14.5% and 16.7% by my calculations, which is a "Hell Yes" to me.My intention is to make this my Section 8 block and get them all in the program.

I am located in San Diego County (North County) and am looking for some advice since I am just getting started in the REI game.
