That being said - about the middle of this year I decided to become an RE agent myself - easier to put in frequent low offers and view properties on my own.

The storms can be intense and frequent in the summer. 

The only issue we've run into is that before STRs were regulated in our city, the competition was so heavy that nightly rates were depressed to the point that they frequently fell below LTR rates. 

But you guys are right in that if they are paying a good amount and are good tenants i shouldn't sweat too much on these small request even though they are frequent. 

So make sure the HVAC has frequent maintenance.Investing out of state, we used some referrals from our investor agent and found a fantastic contractor/handyman.

There is a big difference between someone who can mortgage a rental property and someone who puts these deals together frequently.  

He was cynical and jaded over the techniques of the "team" of people he was touring with, but thing that frustrated him, time after time was this:He'd see the same students showing up, time after time, constantly and frequently - notebooks in hand and stars in their eyes.  

But it doesn't have frequent shootings, gang hostilities, properties won't be stripped when they are vacant, and I don't need a gun to be there in daylight.You may want to listen to my podcast and read my user blog.  

We use them for investors in our fund so the frequent use fees don't really matter a whole lot.
