The Midwest and Southeast would be your best bet but under $100,000 is pretty challenging to find these days unless you go to really bad parts of town, which I would recommend avoiding unless you're a specialist. 

They also referred me to a public adjuster at the same time.

I am trying to buy a town home and hold it for 10 years if possible, given that there is rental demand .Any thoughts about the same. 

We get light weight ones and wash them about every 30 days or as needed.
