My "down payment" would be to take care of clearing it all out - the physical labor and overall hassle as they've been using the garage as storage and they don't want to sell 'as is' because they still want their stuff!

You can invest in apartments as I do, or you could also look into self-storage or mobile homes.

Do you invest in or rent a warehouse, use storage units, etc?

Possible renters contractors, supply house, office, dance studio, etc.Graveling the lot and putting a fence around it to rent as a staging lot for a contractor or a business needing storage.

Not sure why you cannot build anymore on the land, but if you could I would add a additional dwelling unit or add bedrooms/baths.If you cannot do that, I would do RV parking/storage/boat parking/car parking etc.

Above that sits an addition which was originally in the design I suppose for storage.
