Im not a fan of buying these properties for income purposes for the reasons you mentioned, dues, special assessments etc. 

I would also charge a larger deposit to protect me from loss.Option 3: Include heat with the rent.I'm not a fan of this because they have no incentive to conserve fuel.

It failed because the electrician did not wire the bathroom exhaust fans or have an exit sign on the main entrance. 

I tried it, but wasn't a big fan.

If not, be very cautious: 16%+ cash advance rates are common, and that much interest eats up profits quickly..I'm not a fan of borrowing, much less borrowing on credit cards.... if you're going to do it though,consider a less expensive, less risky strategy like asking the Seller to carry a second @7-8% or find a money partner to fund your down payment. 

If there is a gap between the market rents for a apartment or comparable size to what you know you could do in the park then you have more spread to play with than Rams fans do right now!!!

I am a big fan and work with Facebook ads since you can get a large targeted reach without a huge investment and it is easier to track results vs mailing out letters. 

Ceiling Fans, Stained wooden floors and walls, new appliances, tiled kitchen walls, upgrades bathrooms, new paints, some plumbing repairs etc.

Just because I work on my own cars doesn't mean I have any desire whatsoever to be a mechanic... not a fan of grease ;)  Are you a fan of tenants?
