The current limit is 10 per person, not 4.You do not have to file taxes separately, or anything else, though to make your loan originator's job a tad easier it will be best to stick with "his and hers" Schedule E.

I'd look for properties that have VA loans with folks who have been transferred away from Barksdale AFB , buy them off market, take over the loan and sell it on Lease Option to tenant buyers and get $10,000 down as an option fee and cash flow the property.

I am currently reading Brandon Turner's book The Book on Rental Property Investing and in one of the chapters he says how banks will not usually give loans to entities such as an LLC or if I try to transfer a property from my name to an LLC the bank might call in the loan.
