So putting up a wall along that breezeway will close up the open feeling on that side obviously but the wall on the opposite side has been opened. 

In a nutshell my REI experience is this:I was an accidental landlord of a duplex for years after buying it as my first house before I was married with kids.

We found a property management company but before signing the contract, noticed that they put "owner to pay $395 to secure lease renewal of current tenant""owner to pay 8% per month but subject to $100 a month minimum payment" of gross revenues DUE (not paid) prior to monthly disbursements""if premises are vacant at any time during this agreement, then owner shall pay manager $100 per month for management of premises including supervision of maintenance"It doesn't seem like these terms fit for managing our simple duplex rental. 

I am getting minimal cash flow and would like to put profits from selling toward a better cash flowing property such as a duplex.

I have a tri-plex that needs a couple more months. a single family in rehab right now, and large duplex.

I hired them to build me several duplexes on my land in Oregon and it has been a nightmare. 

One is a duplex ARV $110k, The others I’m getting CMA’s on currently.  

@Amanda Gust - if you want to contact folks prior to the sale realize you are going to hit some walls. 

But I did a walk through of the property, checked all the sinks and toilets, didn't see anything out of the ordinary, and I was going to have a plumber come and take a more careful look.I owned several triplexes and duplexes in the NYC area, and water bills for duplexes increased from $280.00/ 3-months 10 years ago, to $580/ 3-month on the last bills, and I thought of major leaks.

I have the opportunity to buy a duplex on a 6 year land contract for 650 month.
