But it is a good deal i got and i need the owner occupied status for an FHA loan.The tenant i chose had a lot of stuff in the garage and owned a pet that tore up the molding around the door frames.

Most reasons have already been stated above such as: job loss, medical health issues leading to job loss, divorced spouse/domestic violence issues, allowing their adult children, boyfriends/girlfriends/former spouse  move in that are not on the lease and whose financial and rental history would fail to meet rental criteria set by you.

You want to be thorough and legal, for sure... but I am not sure there is an exact formula for any one lanldord... apart from the hard criteria like felonies and credit scores, it can be as much art as science.For your example above, don't forget your ad also can screen tenants by its term (think location, price, pet policy, amount, etc).
