@James Wise is spot on, lost of things to consider about large tree's, but I wouldn't not buy a property just because it has a large tree, it would depend on factors like the ones James mentioned & if you can get some consideration from the seller for the tree.

Sounds to me like your in a good spot to start and have no reason to quit your job until the next train is ready to leave and you have a ticket and a pocket full of money and the knowledge you will need to continue the trip.

What would be a sweet spot in the Orlando area for 100-140k? 

Start putting it in the track at the most complicated spot ie steps.  

I slowly and carefully started crawling towards my goal of a full time career of Creative RE Investor :listened to tens of podcasts, read several books, started putting my contracts together, created website (which needs modifications), got business cards and other marketing materials.

The old owner did a quick walk through and gave the old tenant his security deposit back on the spot, and when I moved in after the purchase I noted a few hundred dollars worth of damage.

The lot is not sloped in any way and the home looks like it is built on top of a crawl space.

$140,000 is an amazing spot.
