Hello you all creative RE craftsman and "transactional engineers"!

In the past I did some not very creative R.E. transactions and that's OK; I didn't make much but didn't lose either. Learned a lot about RE but even more about myself. I came to realize that I am very passionate about RE but even more about creative RE. I love to think (sometimes too much) and I love helping people (I've been a Critical Care Registered Nurse for almost 10 years). I slowly and carefully started crawling towards my goal of a full time career of Creative RE Investor :listened to tens of podcasts, read several books, started putting my contracts together, created website (which needs modifications), got business cards and other marketing materials. Last week I started a slow and cautious walk towards the same goal: got my RE License, hung it with a broker, settled on a starting marketing budget, created a business plan, chose 3 monthly REIA's that I will attend (first is this Tuesday) and created an attainable first year goal. Had a nice, long conversation with Brian Gibbons over the phone (I wish I could steal one quarter of his brain cells) for which I am very grateful.

Not quite ready for a full stride walk but getting there.

Would anyone who's been doing Creative RE in California mind sharing which contracts they use  for Sub to's and Land Contracts (just the name of them) in order to be compliant with the all legal aspects.I have a decent understanding of which ones I need, but decent is not satisfactory for me when it comes to legal. I will research and create them before I make my appointment with a Real Estate Attorney in Sacramento.I just want to have all my ducks in a row.

If there is someone in the Sacramento area doing Creative Real Estate transactions who I can offer my humble assistance in helping them succeed while I learn a thing or two, I would be honored to do so.

I am also looking for an accountability partner in the Sacramento area if someone is interested. Does not have to be motivated by the same goals, just have to be driven by passion.
