What kills me is that you are assessed at a value higher than reality, however when it comes to borrowing money from a lender they value the property at a much lower level.

They are probably around 50 (given that their kids are grown up, done with college, and out in the world working), so the previous statement is not inconceivable, I've seen it before.The effect of the preceding data is that there are no previous landlords to contact, nor can I contact their employer... they *did* give references among their neighbors, who I'll call this weekend.

I don’t have a lot of cash on hand, but I have good credit, and I’m working on the cash part.I don’t think any of this is or will be easy, I have a family, work full time, while maintaining a 3.75 GPA in college majoring in finance, so I know how to work hard.

It is a big chunk of change in many deals.Even leases of 30 years or more now have stamp duty attached.Bulk purchases can be considered 1 transaction so they max out the stamp duty at the 4% level rather than having the stamp duty applied per property.What part of the US are you investing in?
