Rather than sitting and waiting for an inheritance and watching her run out of money then having to come bail her (and my brother) out, I have chosen to pursue this route which will give her money to pay off her debts, pay her monthly bills, provide a lump sum for my brother to live on once she is gone, and provide me with an investment vehicle to take care of my family in the long run.

Instead it seems there are an endless number of individuals who call themselves wholesalers, get a property under contract but then try to sell it to newbie investors for retail prices.Many wholesale websites seem to be filled with ARVs that are at best chosen at random and at worst knowingly inflated.

Any materials: Lumber, plumbing, fixtures, cabinets, lights, tubs, etc.One source I have to share are Habitat For Humanity stores: https://www.habitat.org/restoresYou won't find inventory online so you have to stop in, but they have a very large stock of discounted donated materials.

you talking mixed use in a ( just speculating small mid western town)  the mid west is littered with vacant commercial buildings.habitation for humans is one thing most folks need a roof.. but not everyone needs a small commercial space.not to mention tough to finance.. as for timing its neither good nor bad.when it was good NO one was buying except the very brave and the foriegners with cash.. credit was frozen or US folks were reeling.so now that cash is flush everyone is back in the game.. so there ya go.
