In central Texas, the cost per foot is $75 on the low end (doesn't include plans, engineering, permits, civil, or builder fees), with all of those fees it's closer to $100 - $110/sqft.

You can cash flow in areas of the central valley.. although as James says you will simply buy them through traditional brokerages who will then refer to PM's...

Right about now in central Ohio we are seeing some black ants, which I usually fix by putting some blobs of Combat Max Gel Ant Bait, or something like that, at the access points where their ant trails enter the house. 

& I'm still up in the air wether we will hold it and aggressively recoup that cash or just sell and take $30-40k+ profit, pay the taxes, and move on..BRRRR's are great, you just have to find good ones, that fit your investment goals & current circumstances.
