My background is in fine woodwork and I have owned a custom cabinet/furniture company since 2018 in Louisiana.

They could have easily made the kitchen have more kitchen cabinets and countertop space.

Lots of cabinets come like this, now.  

You can hire a lot of folks to do cleaning or painting, but not many can put in kitchen cabinets or windows/doors and get it right. 

If you're working with standard cabinets, lowers end up 36" tall, uppers go to 54" on bottom and 84" on top (30 inch cabinets) which puts the top of the cabinet at 7 feet.

You can put some cabinets in and a sink just don't put the stove in, but have the gas line inside the wall so that you can easily pop it out.

Stainless steel appliances would help if the kitchen cabinets and floor are not updated.

We used the remaining 7K after the purchase to make modest changes such as paint to the exterior and kitchen cabinets, new carpet, tile backsplash and new lighting.

They ended up replacing most of the first floor subfloor, joists, floorcovering, kitchen and bathroom cabinets, and complete repaint.
