I'd leave it at that, unless you want to gamble regarding them taking you to court.If your contract says you provide a working fridge, then fixing it would be on you anyway.But, you can sure charge them for cleaning it - if you did everything else right.  

If you are not making cash flow you are gambling on tomorrow instead of investing in today.

Really, I have to agree with Greg on this one, as far as it being easy to deny them, and from my personal experience, it's worth the gamble.

Or, the Landlord can take possession and charge them rent until he finds a new tenant.Requiring giving the tenant the choice of a termination fee or gambling on the other landlord options, is actually a tenant-friendly move for FL.  

People who earn their living from gambling, for instance, tend to spend a little differently that people receiving child support, alimony, social security, etc.  

A 720 probably would have got me a slightly better rate, but I didn't want to wait and gamble with the market if rates went back up higher.
