At first glance the numbers seem to work better in Springfield even when budgeting for a management fees.  

I have been through all  court proceedings with all losses , court costs, attorney fee, etc, awarded.by Judge.

The caveat is that the resort only uses in-house property management and their fee is 35%.

I'm just the property manager and when I give someone a late fee or the boot, I'm just following company policy :)

If you go down that path, make sure you weigh in the fees. 

I suggest building up some cash either by wholesaling or your job HML will only charge fees that could be put in your pocket. get the experience in first before you start flipping with your own credit you will not be upset.

I wanted to see if anyone had any experience with negotiating the fees, interest, and penalties on back property taxes in Philadelphia.
