And when you consider you can become a real estate agent from home for less than $100 and you only have to get a 70% score on the exam to pass as an agent and only 75% to pass as a broker, unfortunately it means there are a lot of C students in this industry.Plus, when you throw all the scams and shenanigans into the mix, it gets a million times worse.

So, let's all have some fun with the anti-guru talk, but realize that it's a huge generalization and we need to be careful not to crap on great people who are out there trying to offer a valuable service to people that WANT that.  

That being said I know from experience that uganda is a difficult place for foreigners to buy property without getting scammed.

They also may think its a scam and look the other way because they know there may be a "catch".  

Just reading newbie posts on BP can give you a strong indication that fraud and scams are absolutely rampant among wholesalers, not to mention the emails I have in my inbox of wholesalers trying to sell me properties that were already listed on the MLS! 

My intentions were never to scam these companies or get one over on them, I made poor decisions with the money they offered. 7 years later I claimed that debt and negotiated my way to satisfactory settlements accumulated to roughly 30% of the total debt. 

I personally wouldn't buy a rental in Mass or any other anti-investor state.Or consider being a hard money lender for flippers.  

Look for all spots where there is urine and spray this enzyme (Anti icky poo or Nature's Miracle).

I've found plenty of lenders for short term or lenders with rigorous qualifications and plenty of scams.
