The car is a few years old and has already done most of its depreciating but it still has 3 years of factory warranty remaining which minimizes risk to me in terms of repair costs.- I have about 100k in cash savings but I will not be looking to buy the car in cash (I'll put a chunk of cash on a down payment and finance the rest at approx. 3% interest).- I'm torn between the idea of total fiscal responsibility and buying something I've always wanted to own at a relatively young age.

My broker is suggestion to negotiate on 4-6, but is not very concered about 1-2 purely because it is covered under 1 year warranty.

Undersized gas lines and improper ventilation can lead to several problems with them.You also must perform annual maintenance or your warranty will be voided.Over all it a good idea for your personal home but I would avoid it for any rental.

While searching public records on the property I found out the following.House was bought in 6/2006 by occupants for $250,000 and shows Warranty Deed.House was Foreclosed and is now held by CWALT with a Certificate of Title showing an acquisition cost of $48,300 and is listed for $124,000.House is vacant and does need some heavy renovations therefore I doubt anyone will pay the $124,000.My questions are these:What does the $48,300 shown on the Certificate of Title represent?

Letting a tenant out of the lease in a situation like this makes sense, but if it happens again, I would suggest having a more formal process:-A letter where you clearly state that you have complied with all laws, warranty of habitability, the lease, etc.
