So stop denigrating a product that has plethora of advantages and educate yourself to understand it.1 - I am not a mortgage broker, I am a direct lender2 - Almost all financial advisors are compensated either by flat fees/hourly fees or as a percentage of assets under management - exactly because if they were paid commission their recommendations WOULD be bias3- people contact real estate brokers already knowing they want to purchase property and how much they can/will spend.  

You could also lower your offer a bit to compensate for the lower rent if you want.

How much will their services need to be compensated?

As we get to court, we will be able to prove that they agreed to shovel as it is stated in their lease and you will be compensated.

In my particular case on these houses I am compensating with 10% maintenance and 10% capital costs assumed.

The more simple ones are how we would each get compensated for our time contributions.

Best case scenario:  She is a victim of identity theft and she is legitimately trying to correct errors on her credit report. 

I think its a combination of wanting the borrower to commit (as they know jumping ship will cost them) and compensating them for the work should the deal fall through.

If you're getting it for less than 250k, but have to put 100k into it are you confident you'll get enough out of it at sale to compensate you for turning the building around? 

I know in mine the upstairs tenant would text the downstairs tenant that he was chilly and for her to max out the thermostat setting so he’d be comfortable .. as much as I hate that type of setup it still can make money if you offset the rents to compensate
