Even in an extended power outage, you can still cook on a gas stove if you have matches or a lighter, a traditional gas hot water tank does not need power so you'll still have hot water and it only takes a small generator to power a gas furnace, although Missouri winters are fairly mild compared to here (Chicago area).My $0.02...

@Fred,Your LLC could sponsor a Solo 401k.This would allow you to take income you generate from flipping personally with your LLC and make new contributions to the Solo 401k, thereby reducing taxes on your personal flipping LLC.The Solo 401k could accept a rollover from your current IRA and/or the other IRA you mentioned you have.

Agree, my long term goal is passive income and generating enough rental properties to retire, but given this specific circumstance and the huge return on flip with less than two months turnaround, the profit will allow me to put a down payment on 2 if not 3 other properties.

When you rehab a house the first thing you should do is make sure the power is on as many a contractor will charge huge amounts of money to use their own generator for power or the fact they may need to rent one. usually passing cost plus 15% to your bill for it.

My long term goal is to buy and hold property to generate passive income and I thought becoming an agent might be a good way to further that goal for several reasons: 1) As an agent I'll have access to data from the MLS which will help me to learn my market, and potentially areas outside the city too. 2)  I'll likely make contacts with lawyers, CPAs, mortgage brokers and other professionals through my dealings. 3) I can write my own offers. 4) I need a career change anyways.That being said I have some reservations.
