I already have Lexington Law and have written many letters , Wells Fargo even wrote an somewhat admittance of guilt letter but will not fully admit the correlation between them closing my account temporarily and me not being able to transfer funds to other accounts to make payments .

It's not hard (but is extra work as I end up producing a unique letter per offer) to temporarily transfer balances around to produce a proof of funds letter close to the asking price, but I'm looking to streamline where I can.

Lastly and I don't know this to be fact but apparently holding the properties in an entity allows one to avoid property transfer taxes by selling the entity vs selling the real estate.

I don't think it's common for the bank to straight out give you permission to assume the loan, or to make payments on behave of the borrow, but since this is a friend of yours, you could potentially leave the loan in their name, and simply start making their payments for them and have them transfer the title to your name.

What should be happening: the title company does the title work, guarantees there's a clear line of ownership on the title, title insurance company issues title insurance, closing is scheduled, final walk through, sign papers and transfer funds, get "your copy" in the mail a couple days/weeks later.
