The auxiliary heat, if used often, it can be expensive as it works just like regular heaters.In NC, heat pumps work very well, a lot cheaper than propane in my experience.

If it's a regular listing agent, commission payment is usually 3% to 6% I think, but payment can be flexible.

If your offer is complete with all required initials, any lender required 'verbiage' and/or SS addendums and updated proof of funds .. it will prevent delay's but might not make it go 'faster' per-say.
