Unless the owner gets the tenant to agree to terminate the lease prior to sale, you are stuck with them.This may not apply to a foreclosure sale specifically, but for regular sales leases are binding on a new owner.

The auxiliary heat, if used often, it can be expensive as it works just like regular heaters.In NC, heat pumps work very well, a lot cheaper than propane in my experience.

If your offer is complete with all required initials, any lender required 'verbiage' and/or SS addendums and updated proof of funds .. it will prevent delay's but might not make it go 'faster' per-say.
