Outside of ARV's and basic area details....what are some other important factors, data, numbers, demographics etc - I should have a good grasp on when considering an area to target?

I have no data to back that feeling up though.As for myself, we have only done 1 rehab since joining in 2014. 

So, even within a town/city, you have to also pick the right part.Thankfully, there are usually reports or websites that give lots of market data to read.
