Already own 1 rental in town, college town, interested in student housing How did you find this deal and how did you negotiate it?

I was in the "business" for a while when I was in college at TCU a few years ago.  

My uncle isn't on this site but him and a partner are flipping homes near the colleges on the south side of town.  

She didn't want to take his fresh college graduate seriously, but I was young, dumb and hungry and didn't know any better and it turned into the best client relationship I have.

I lived in an HOA neighborhood in Florida in college.

@Taylor SilkerBanks have internal rules and rules the Fed forces on them. 

Look at the numbers....Take what you would net on rents $1,450 minus loan costs (and make sure the loan isn't due before your lease term is up) and whatever that number is and figure out the IRR (internal rate of return) on the property.
