There are a TON of great REI books out there, you could buy every one of them and still probably only spend a fraction of what you would spend on guru seminars.

Tax returns, books, contracts, look for "source documents" for claims made.

I've just finished listening to an audiobook by Ken McElroy called ABCs of Real Estate Investing which is also on the list of BiggerPockets greatest real estate books ever.

You might get a few Dave Ramsey books to read.

Waiting tables can be lucrative... and a great ground zero for making connections.I would start with reading books, following blogs and listening to podcasts before you spend money on a RE license.
