They were both courteous and respectful and let me know that the tenant on the lease is at work right now, I left my phone number for him to give me a call asap.My plan is to have all 3 tenants fill out a new rental application so that I can do background checks, if everything checks out, I plan on Jan 1 having them sign a lease at a higher rent.

If I were you, I would spend a LOT of time on the phone over the next few days talking to contractors/subcontractors to get a feel for their availability.

I don't think they're likely to fib, but to make sure, I would ask my real estate agent to get numbers for me and I would also check myself.I've haven't had a problem getting polite questions answered over the phone or by asking future neighbors.

If you use the search feature on the upper right of this site you can read tons on the yellow letter campaigns.Generally speaking you do not put your website on your yellow letters because you want them to pick up the phone to call you.

Why don't you shop policies and point this buyer or future buyers to what you have found.I had a buyer this past summer claim he couldn't get insurance, but it took me one phone call to my great insurance broker to find it was insurable at a reasonable cost.

For me it helps to start with your own little network.At various stages of the course a few representatives from local RE companies came in an introduced themselves and a little pitch to have the students consider working for that particular company.I passed the test on my first attempt , I then set up appointments to speak with whom I was interested in working for to get an idea of the cost ( desk fees, admin fees, E&O insurance, commission splits, ) and any other fee that may be associated with being a Realtor.
