I am looking at a package of condos in Florida and I am wanting to know what you see everyone doing when it comes to the HOA Fees.

I know I wont get any appreciation on this house but the loan will get payed off in a couple of years and it will be mostly a cash flow property. property taxes and HOA is only $330.

The HOA fee is a determining factor but can be less than a property managers fee, land scaping, and exterior maintenance. 

Additionally, my property is in an HOA, so if anyone has specific tips relative to that I am all ears!

Hello evryone ,have a fantastic tenant ,he is a quiet tenant Retired from the Navy.He rent me a Condo Unit in a first floor of a HOA .I bought this unit 6 month a go .The upstairs neighbor had treadmill that use every night at 8 pm and my tenant has complain with them ,with the administration but this not stop .Anyone kmow if is anything legal I can do ?

A big advantage of a SFR over a townhouse is the HOA. 

A LOT OF THINGS SURVIVE FORECLOSURE: If you are buying a Condo then past due HOA fees will still be due and those can be substantial.

Like you know, LTs have a good amount of HOA.

My HOA notified me via email of a paint color violation that is going to put me in financial jeopardy to correct. 

A variable or two outside of your range can throw the whole model out of whack or you can have the surprise that a more expensive property with a lower rent cashflows better just because the tax rate is smaller and it doesn’t have an HOA.
