When I started in the STR industry I used exclusively nest thermostats and could never get them to lock temps when in dual temperature heat/cool mode.

Make sure the host is financially very well off so you can sue them personally when they stop paying because your market outlays all STR or at least non-owner occupant ones.

Because I had everything in place, it wasn't that bad, but even now, I always use property managers for my out of state properties (and a couple local one's as well).Second, You just need to search around for a property manager that meets your needs.
