My tenants have given up on trying to manipulate me (that includes trying to pit me against the other tenant, expecting me to jump when they say there is a repair needed without providing evidence, replacing things that aren't covered in the lease, threatening to move out if I raise the rent $25 dollars lol, etc etc.)You have to establish an authoritative position and show the tenants that you will not be manipulated or tricked into anything.

They've changed the locks and the boyfriend has been aggressive and I can't even get into the house to do the inspection at this point.These tenants are really professionals they know all the tricks to get free rent, delays and avoid a judgement at the end.

Another trick they do is say property management free for 1 year, 8% for year 2 and on the pro forma show you make $200/mo cash flow with ppt mgmt at 0%.

@Mark NolanInterviewing the staff at each firm is not a great option for me as it will require many many hours of work, and I feel that if untrustworthy folks are able to get money out of savvy investors, they are able to trick me as well.
