Cracking Wholesaling Failure Code for once and for all

So many people post here asking for help wholesaling. Mentor this, lead generation that, help help help.

No you do not need help or guidance learning how to wholesale.

Wholesaling literally is getting a house under contract (below market value) and then assigning that contract to a back-end buyer. That is truly all there is to it.

Sign the contract assign it.

Then WHY are so many of you struggling and having no idea how to do it? I will tell you why, .. it is not "wholesaling" you have issues with... it is finding motivated seller leads you have issues with. You do not need help with wholesaling, you need help with MOTIVATED seller lead generation. What will everyone on here tell you how to get leads?

Driving for dollars, door knocking, bandit signs, DMM, texting.... "and THAT is how you find motivated seller leads".. right?

OK if that were true, WHY IS IT that so many of you STILL can't do it? Why is it why so many of you are still struggling?

Do you know WHY you have to send so many mailers, calls and texts to get a deal finally? Because those people you are calling, knocking on their doors and sending texts and mailers to are not motivated. You are sending so many mailers to fish out the rare motivated seller in your list of 10K people. YET that is what every guru tells you how to find motivated seller leads right? And you believe them despite it not working despite so many of you struggling, YET you still blindly do it. And what do they all tell you when it is not working? "Ohh if it is not working, you are not doing it enough, send MORE mailers".

Do you see how clever that was? Basically this is happening. They have an escape strategy. If it works, "they were right", and if it doesn't work, "YOU are doing it wrong". BRILLIANT. That is how all these mentors, and gurus stay in business. They take the credit when it works, and if it doesn't work it is you that does it wrong... why? Because they have a mansion, and a Lexus, and they show their paychecks. But what don't they show you?

They don't show how much money they spend on mailers. They don't show their conversion rate of their marketing campaign. Yes sure, if you have $1M dollars to spend, you can afford to send 30K mailers every month and sure you'll make money, no matter how horrible the conversion rate.

But the reason YOU are struggling, is because you can't afford $30K worth of mailers, and with a conversion rate of 1%, you HAVE to send so many mailers, and now .. you are stuck..

Are you really going to spend thousands of dollars for leads only to target 1%? Your success rate doing all these marketing methods is less than 1%, yet everyone tells you "it works". So everyone speak up. How many of you are successful doing these methods?

GREAT.. now, how many of you are NOT successful? Exactly. Why don't you all reply to this post with "I am not successful" just so everyone can finally see how BAD those methods really are. YOU got tricked onto it right? Didn't work. Why? Becasuse no one ever asked the board to speak up how many of you are not successful doing it that way.

So now I am asking. Speak up.

If everyone spoke up LONG ago .. YOU, YES YOU, wouldn't have fallen into the trap of cold calling DMM, text messaging giving your hard earned money to these mentors, and DMM providers and text message companies. You would have known better. But NO ONE speaks up. I challenge you, Say "I am getting nowhere with DMM cold calling and text messaging".

You only hear from the people that 1 either get a deal doing it, 2) people that pretend to be successful exaggerating their success using these methods.

So why not ALSO hear from the people that got NOWHERE using those strategies.

It is about lead generation. QUALITY leads

I 100% focus on motivated seller leads NOTHING else and in only ONE of my companies this is what we are pulling currently:

Why? we focus on conversion rate.

Deals = [#of people you reach]   *   [conversion rate]

So lets take DMM for a second:

Deals (DMM) = [#ofMailers]  * [Conversion Rate(%))

When it comes to DMM cold calling etc. etc.. everyone is focusing on [#of people you reach] to get their deal flow up. So they try to send out as many mailers as possible But that is so stupid right?

The conversion rate is the term that is lacking. The conversion rate for DMM is less than 1%. So what do you do? You take that 1% as a constant that CAN NOT change (stupid) and then the only way to increase your deal flow is to up the number of mailers.

Guess what...

My conversion rate is 80%

Do you know how much profits flow into my bank account?? Well you already know. Picture is above.

The ONLY thing I did was focus on conversion rate. 

Do you all start to see what I mean when I say "DMM Cold Calling Text messaging Door knocking... DOESN'T WORK"??

 

How can you label a 1% success rate "it works". If you are not doing 6 figures/month, the most likely reason is because you are doing DMM cold calling driving for dollars etc. etc.

In other words:

If you are not doing 6 figures/month, the most likely reason is because you are not targeting MOTIVATED SELLERS

Its all about CONVERSION RATE!

STOP blindly listening to these mentors, and gurus, and THINK!!

After it makes sense, then sure go for those mentors, but do yourself a favor and use your common sense and intelligence before you just believe all that crap you see posted all over these forums!

So everyone do me ONE favor.

All you see is all these gurus and wanna bees show off their success and all of you believe this actually works. And now YOU fall for it, and waste so much money.. because NO ONE showed you the tru numbers. So want to crack this code? Let's see how "awesome" dmm truly is.
