Specifically, other sold homes near it that are similar and have sold within the past year or so. 5+ units is when they start to value homes based on the income they generate.

Have a bunch of questions ready - have they ever thought about selling, if they sold how would they do it, is evicting tenants and cleaning up the place keeping them from selling (for absentee owners), how many pieces of mail do they get offering to buy their house, how do those mailings make them feel, etc.

Can those properties be sold to a different LLC and the 1031 exchange money be used?

Surrounding properties were being sold for prices far above reasonable market rates and we were receiving multiple offers for high priced, long-term leases on a weekly basis. 18 months after purchase, while many of these lease offers were quite enticing we ultimately decided to let go of the property; taking our deeper understanding of the market and $2.6M sale price with us onto our next project!! 

It's sold at lumber liquidators under the corelux brand and floor & decor under the nucore brand. 

I sold it a few years after I bought it for about $200k over what I paid ($440k purchase, $640k sale). 

@Gal Kochavi-Jones I just sold what I had in MN but will look for another soon.I invest in KY because I’m from there, like the returns and have some advantages from living there for 20+ years.I’m also looking in Austin/San Antonio area and should be closing on a place in Austin this Monday.
