We had a tenant who decided to fix the toilet late one Friday night.

I have a back ground in IT and home remodeling.

My husband and I have done some investing in residential properties in the past, i am intimately familiar with tenants and toilets and believe me the stories are all true!!! 

I haven't included the maintenance fee for my property but to be honest , the old owner has remodeled and fixed all the major damages ( roofing , plumbing and flooring) .

It's taken several years to develop but I have trusted relationships with a painter, plumber, insurance agent, RE attorney, RE agent, banker, accountant, electrician, roofer, floor guy, tree guy, appliance repair, house cleaner, and a GC for foundation and heavy remodel work.

That way, we get monthly income without "tenants, termites or toilets" as the saying goes. 

On subsequent units, we went further, changing the kitchen flooring, changing the kitchen counter top, changing cabinet knobs (a small thing, but very noticeable), and changing sinks, faucets, and toilet if needed.

I am fortunate enough to have 30 years on remodeling experience and solid group of subcontractors that came along.

In the bathroom I replaced the sink, toilet, shower surround, flooring, subflooring, and did some drywalling, replacing the tile on the walls with wainscoting.
