All being said, I have bought many properties at auction and over the years have had all of the issues that I have mentioned but I was either prepared for them or left enough margin, just in case.

To test it I swapped a bulb from the fixture next to it and it worked just fine.

I want to be prepared when I start investing, which will be very very soon.

@Miles Thompson Honestly we have never prepared a business plan for any of our purchases, and we own over 220 units!

Basically, if you come to them more prepared they will take you more seriously.

Perhaps once you go through an agency you can make some notes on the process to ensure you are well prepared and can do it yourself if it ever happens again.

I cannot find a way to test the well and septic system because there is no power and have no history on the systems (except for a permit that was pulled in mid 1980s). 

If it passes that test you'll have to some sort of NPV calculation to figure out how much you'll make from all the wealth generators. 5.
