Evict to sell property NY

1st lets start by saying f@*k covid

I own a multifamily home in NYC that's in contract. 2 families have moved out and the 3rd and last family is "looking". I don't believe them. The house was on the market for 10 months and when we got it in contract I gave them 2 months rent free and was to give them 5k when the moved out. That time-frame is up and they're still in my house. The do not have a lease. I purchased the house 14yrs ago with them in it. I'm sure they feel entitled. How do I get these people out fast? Please help!
