However Ive been crazy busy and had a lot of stuff that has come up recently and I'm starting to wonder if I should flip this for some quick cash. 

I definitely think small multi family has more deals out there than the single family stuff.

One of my tenants living in the basement units stopped paying after Ida quoting her mattress and some other stuff was damaged.

Let's be honest: most of these stuff are needed in every household and I am pretty sure that some of my cleaners occasionally used some items purchased for the properties (I used to have a 3be/2ba house to consume 12 rolls of paper towels within 5 days).

For a lot of those repairs you can get American home shield and they cover all the CAPEX stuff for 38-50 per month.

Middle school stuff.

They do some accounting type stuff too, but I use Stessa and really like it.

I am not familiar with the back-end stuff like escrow, title, contracts, etc.

I"m not in a place where not buying something for the next year is going to put me behind in life, but with interest rates low, inflation coming, and the shortage of houses for the near future, I feel like I'm going to miss out on stuff.
