Basically, the downstairs is a 2 bed 1 bath MIL unit with laundry in the garage and the upstairs is a 3 bed 2 bath with the laundry in the unit.

I don't do farming per se, but have had 2 properties on one street with 22 houses, 4 houses on a street with 20 houses, and I bought 117 properties in one town with 1,300 houses. 

For example, you cant bring in the dirt to raise the lot above the street line.

number of bedrooms and baths can increase the ARV, the amount varies by location in my area going from 2 br to 3 br will increase ARV by $25-$30K,  going from 1.5 baths to 2.0 baths $5-$10K, going from 1.0 baths to 2,0 baths even more
