Attorneys and Accountants are now operating different "business models" than in the recent past.Traditionally, they would have a regular client who was the source of a regular stream of income, usually yearly, for tax returns, Will updates, business formation, etc.  

Never mind there is a 13 acre vacant lot with trees, bushes, and even a stream behind all of those houses on that block.

It collects tenant rent for all the properties held in holding series, and has ancillary streams of revenue by doing mosaics / tilework, property management for other landlords and cleaning / turnover services on other party's rental properties.  

For a bank a longer lease means a guarantee of a stream of income .

To the extent an investor is really just acquiring streams of cash flow, I would recommend focusing on scrubbing your proforma numbers down to expected cash flow for any level of investment.
