I'd like to think that brokers at that level would be working directly with some of these guys who have transacted with them before, making it even more difficult to shoe yourself in.

Not sure if it's kosher on BP or not, but I thought it would be beneficial for me and anyone else in my shoes to put together a mastermind group to explore development, the process, funding, and everything that goes along with it.

The other shoe is certain to drop at some point and we'll see vacancy, concessions and bad debt play an increasing role.

Personally I have dealt with "shoe-box-accounting" landlords before with the most unprofessional organization of paperwork, this is not that, without a doubt.
