@Rich ThomasIt looks like your tax professional is doing it incorrectly.Sometimes an accountant will select a couple boxes and be like "oh if I click this box, he will get a larger refund, let's do this".The fact that you are a limited partner in a partnership, your loss should be treated as passive.

@Anna Rynders we spend $4k to $5k to nicely outfit selected units in our apartment buildings, then rent them as corporate monthly rentals for 50% to 60% more than they would rent unfurnished.

We want to know if there is a such a role where a hired person posts listings of a property, screens applicants, selects an appropriate tenant, gets them moved in and then bows out of the transaction with the owner managing from there forward.

I am curious what criteria others are using for selecting their out of state properties.For me:- Landlord friendly states- Growth in the area based on census data- >2 star neighborhood rating- >4 rating on schoolsHistorically, my strategy has been buy and hold, let the property appreciate while the tenants pay the mortgage.
