Best option would be for a No prepayment penalty or the option to pay it off on a reduced sliding scale. 

Most hard money lenders have a 2-3 year prepayment penalty. 

If you find the deal first then seek out the right partner for that specific deal you’ll be able to hit more pitches when the deals come across your plate.

In the meantime, maybe to keep your current bookings in place and not lose that income, you could work with a mediator to explain that you will seek a full time renter after these current bookings have transpired. 

That being said if you seek out properties that are ripe for creative financing while working to increase your income; you should be able to speed up the timeline for your first investment.
