Seeking Wholesales Education

I have been starting my journey into investing, and have many options, one being wholesaling, but I don't understand the process, and looking for a ground up education on it. I recently agreed to purchase my neighbors home, who is leaving 200k of equity on the table. I don't want to keep the home and plan to just sell it. I have have money more opportunities like this, but don't know how to structure the deal so I don't ever have to take possession of the home. I want to find the deal, then line up the person who can buy it with me getting the finders fee, or whatever it would be called. Is there someone on this forum who would be willing to walk/talk me through this process, or provide the education that would properly teach me the in and out of wholesaling?
