My advise to you is to save as much money as possible and eliminate whatever expenses you can to save up for downpayments.

Those tax savings could out way the benefits of renting.

These can definitely be saved and refinished to look great.

Nicer properties (150k ARV) will have higher taxes and IMHO market rents are not high enough to leave enough cash flow for the landlord to save on for repairs or future turnover.
