I plan on super "spiffifying" this property, Good price for a nice little property.You said you wanted to super spiffy it up.I did a quick mockup of a more modern look.Hardieboard, stone, metal roof, eaves extended, etc...Lighter colors look bigger.Good Luck!

You shouldn’t have to ask any questions, other than what it is, they should have a criteria…EX:Less than 20 years old, 1800-2500sf, 3+bed/2+ bath, 2+ garage, stucco siding, non-flat tile roof, no grass in these zip codes/areas.

How much you keep is up to you, but I don't have a high W-2, so I make up for it in reserves that could cover major expenses (enough to replace roofs on several properties at once) That's for my peace of mind being a single parent running a business.
