The slightest oversight can result in a negative review and lower your ratings on the OTA you're using.

I suggest sticking with turnkey LTRs for your first deal, and after that, start branching out into BRRRR/fix and hold, as getting in too deep on a rehab can put a lot of first-time investors underwater.

I suggest looking into areas that you are at least somewhat familiar with or have someone you can trust who can provide you that information.

I highly suggest teaming up with a broker who you'd want to build a relationship with and truly understands the ins and outs of different underwriting guidelines.

I'd suggest reaching out to other local investors and asking them for referrals as a start.
