I would recommend contacting an independent agent who represents multiple Insurance companies.  

At a minimum the court is going to need to have somebody else assigned as the administrator or personal representative for your grandmother's estate.

You bring up some very good points about both representing investors as well as being an investor.

If you’re not represented by a realtor (and didn’t submit the paperwork associated with a formal offer), maybe he’s trying to determine if you’re just kicking tires?

Inform him in writing that he no longer represents you, and that he had already cancelled any arrangement you had with his silence.You could also contact seller's agent and get that person to handle both sides if you want (there are obvious risks on this). 

Expenses: I've calculated these based on the percentage of the property that the Jr ADU represents.

Almost half of the sales we are representing ourselves and the buyer which is huge..
