What is important is that you keep a good accounting of all the rents and expenses (Excel, Quickbooks, etc).

They won't manage any and every property so it'll depend on the condition and where it's located.

My real estate advice would be to try to buy right, and as always location location location! 

For example, vets can buy a 4 plex and rent out the other 3 units.Additionally, the VA understands that active duty vets move a lot and the program is geared towards this.
